PCA Undefined function or variable "dim"

For this current PCA method I'm stuck because of errors, which may have been simple, but to me it is actually pretty difficult because I have no prior knowledge on Matlab beforehand, so have been learning as much as I can but always meet up with errors. Below is the pca.m which I have problem trying to solve.

The problem is after the comments part,

??? Undefined function or variable "dim".

Error in ==> pca at 81
subDim = dim - 1;

And I know I must state dim before putting that statement, but I do not know how.
